What is a Fire Door & How Does it Work?

A fire door is a specially engineered door assembly that helps contain fire and smoke for a set duration, protecting escape routes within a building. This delay helps to compartmentalise a building, slowing fire spread and maintaining protected escape routes.

Fire doors only perform correctly when:

  • The door leaf, frame, and hardware are compatible
  • All components are correctly fitted
  • The door is maintained and closes properly every time

Even a well-made fire-rated door will fail if poorly installed. That is why compliant installation is just as important as the door itself.

FD30 & FD60 Fire Doors Explained

FD30 Fire Doors

FD30 doors provide 30 minutes of fire resistance. These are commonly required in:

  • Houses in multiple occupation (HMOs)
  • Flats and apartment blocks
  • Internal doors opening onto protected staircases
  • Commercial premises with lower fire risk

FD60 Fire Doors

FD60 doors provide 60 minutes of fire resistance and are typically used in:

  • Commercial and industrial buildings
  • Plant rooms and high-risk areas
  • Larger buildings where evacuation times are longer
  • Properties with higher occupancy levels

We assess each building individually to ensure the correct fire rating is installed based on layout, use, and building control requirements.

Fire Door Installation & Replacement

Eagle Timber Projects installs new fire doors as complete certified systems, including the door leaf, frame, seals, ironmongery and signage where required. Where existing doors are no longer compliant, damaged, or unsuitable, we provide full replacement solutions that bring the entire assembly up to current standards.

Our installations are suitable for domestic properties, rental and HMO accommodations, commercial buildings, and heritage and listed properties throughout Torquay, Exeter, Torbay, and the surrounding areas, where sympathetic materials and detailing are required.
